PROJECT TITLE: The Courtyards at Fair Oaks

DESCRIPTION:
The property is currently developed with eight
buildings, each one or two stories, with a combined area of 38,768
square feet. The applicant proposes to restore or maintain three of
the existing buildings with an area of 19,172 square feet (which
includes 5,372 square feet of basement areas), demolish the
remaining five buildings and construct a new 4-story building with
an area of 33,942 square feet (which will include 4,658 square feet
of basement areas). The resulting square footage on the site will be
53,111 square feet (which will include 10,030 square feet of
basement areas). The new building will have restaurant and retail
uses on the ground and basement floors, offices on the upper floors,
and outdoor patio and rooftop dining. The proposed new building will
largely occupy the footprint of the buildings proposed for
demolition, which are located on the northern side of the project
site. The total net increase in building square footage will be
24,905 square feet.
The applicant also proposes to renovate the site’s
existing interior courtyard. The existing courtyard is accessible to
pedestrians via an entrance off of Fair Oaks Avenue and is also
accessible via two alleys (Hayes Alley extending east and a private
alley extending north). The courtyard’s Fair Oaks Avenue entrance
would be relocated approximately 20 feet south of its current
location. The courtyard would also be reshaped to utilize the
footprint of two structures proposed for demolition and to
accommodate the proposed new structure. In addition to the interior
courtyard, the proposal includes a 480 square foot patio along Fair
Oaks Avenue (i.e., a “sidewalk café”) and a rooftop patio atop the
proposed building.
