REROOF

Type of permit(s) applications: Building Permit
Type of review: Over-the-Counter
Length of review: Same day, unless subject to special considerations.
Submittal Requirements: Specify UL or ICBO report number for the roofing material.
Special Considerations: Class A roofs only allowed in Pasadena unless it has a historic building exemption. Changes in roofing material on historic buildings may require review by the Historic Preservation Commission. Design Review may be required. We have available a Re-Roofing Requirements handout with additional information.

RESIDENTIAL ADDITION

Type of permit(s) applications: Building Permit
Type of review: Plans are submitted for plan review.
Length of review: If addition is less than 250 sf and not in hillside, project is a One (1) Week review. Otherwise, a two (2) week minimum, for initial plan check only.
Submittal Requirements: See Single Family Residential addition Submittal Requirement checklist for accurate documentation requirements.
Special Considerations: Conditional Use Permit or Variance may be required. If over 50 years old, or if property is located in a Landmark District, subject to review by the Historic Preservation Commission. Design Review may be required. If the project is in the Hillside District, Condition or Mitigation Monitoring, or a Final Zoning Inspection, may be required.  Information on protected trees in vicinity of proposed addition must be provided.

RESIDENTIAL NEW CONSTRUCTION (Single family or Duplex)

Type of permit(s) applications: Building Permit, Address
Type of review: Plans are submitted for plan review.
Length of review: Four (4) week minimum, plan check only.

Special Considerations: Design Review, Conditional Use Permit or Variance may be required. Landmark District subject to review by the Historic Preservation Commission. If the project is in the Hillside District, Condition or Mitigation Monitoring, or a Final Zoning Inspection, may be required.  Information on protected trees in vicinity of proposed construction must be provided.

RESIDENTIAL NEW CONSTRUCTION (Multi-family)

Type of permit(s) applications: Building Permit, Address
Type of review: Plans are submitted for plan review.
Length of review: Four (4) week minimum, plan review only.
Submittal Requirements: See New Multi-Family Residence Submittal Requirement checklist for accurate documentation requirements.
Special Considerations: Project may fall into City of Gardens Review, Conditional Use Permit, Variance, Design Review,Condition or Mitigation Monitoring, or a Final Zoning Inspection, may be required. Landmark District subject to review by the Historic Preservation Commission.  Information on protected trees in vicinity of proposed construction must be provided.

RETAINING WALL (Up to 4 ft. high, non-hillside areas, no surcharge)

Type of permit(s) applications: Zoning Permit
Type of review: Plans are submitted for plan review.
Length of review: One (1) week.
Submittal Requirements: Site plan and elevation showing location and height of retaining wall. Two sets of drawings are required.
Special Considerations: Final Zoning Inspection may be required. Information on protected trees in vicinity of proposed retaining wall must be provided.

RETAINING WALL - all other types

Type of permit(s) applications: Building Permit
Type of review: Plans are submitted for plan review.
Length of review: Two (2) weeks.
Submittal Requirements: Site plan and elevation showing location and height of retaining wall. Four (4) sets of drawings are required.
Special Considerations: A Final Zoning Inspection may be required. Information on protected trees in vicinity of proposed retaining wall must be provided.

SEISMIC RETROFIT

Type of review: Plans are submitted for plan review.
Length of review: Four (4) week minimum, plan review only
Submittal Requirements: Minimum three (3) sets of plans required.
Special Considerations: Project may be subject to Historic Preservation or Design Review. URM guidelines for historic buildings.

Submittal Requirements: Engineering required for monument or pole signs over 6' in height
Special Considerations: Project may require a Sign Exception or be subject to Design Review. Conditional Use Permit or Variance, Final Zoning Inspection, may be required.

Length of review: Same day, unless subject to special considerations.

Special Considerations: If tenant improvement is over 3000 sf, project is submitted for plan review. Design Review may be required. If this is a new space, it will require the assignment of a new address

WALL

Type of review: Plans are submitted for plan review
Length of review: One (1) week.
Submittal Requirements: Site plan showing location of wall. Two sets of drawings are required. Available for your use are our standards for Masonry Pilaster, Concrete Block , and Chain Link & Wood fences. If applicable, please print out the Corner Yard Fence and Wall Heights Limits diagram.
Special Considerations: A Variance or Final Zoning Inspection may be required. Landmark District and Design Review may also apply Information on protected trees in vicinity of proposed wall must be provided.
